After more than two decades in various roles in residential, commercial, and hospitality projects across New York City, Sarit Holzmann founded Ownerside to work more directly with private clients and family offices. Drawing on the perspective of an experienced developer, she created a personal approach to project leadership built on trusted relationships, clear communication, and unwavering advocacy for the owner.
Today, Ownerside provides independent representation for exceptional residential projects, bringing clarity, accountability, and confidence to every stage of the process, from concept through completion.

Acting solely in the owner’s interest, we oversee the entire project, aligning architects, designers, consultants, contractors, vendors, and building stakeholders around a shared vision while guiding critical decisions every step of the way.
Pre-Construction Planning & Team Assembly
Successful projects begin long before construction. We help establish the project’s scope, budget, schedule and execution strategy while assembling the right team of professionals to support a thoughtful and well-planned process from the outset. This aspect includes construction and design plans, insurance, easement and access agreements, regulatory compliance such as DOB and Landmark, Alterations and Condo Board approvals, and more.
Budget, Schedule & Change Order Management
We provide clear oversight and tracking of budgets, schedules, proposals, invoices, and change orders, giving owners the information they need to make confident decisions while maintaining transparency throughout the project.
Construction Oversight & Quality Control
Throughout construction, we monitor progress, coordinate the project team, review work against the design intent, and help resolve issues before they become costly delays. Attention to detail remains central from groundbreaking through final installation.

Our involvement extends beyond construction. We coordinate punch lists, commissioning, warranties, move-in logistics, and project closeout, and remain available as a trusted resource for future maintenance, renovations, and ongoing property support.
